A $33 Million boutique apartment project, The One, has launched to the market at West End aiming to capitalise on the location’s extraordinary popularity with young professionals and renters.Boasting a residents-only rooftop oasis with a wet-edge pool and stunning CBD views, The One will deliver 61 apartments to a quiet riverside pocket of the vibrant and eclectic inner-city suburb.Marketing agent Lachlan Walker, of Place Advisory, said interest in the apartments was expected from young professionals working in the inner city area as well as local and interstate investors.“West End is in huge demand with urban professionals, students at the nearby tertiary campuses, and investors with a keen appreciation of capital gains to be made,” Mr Walker said.“The One is the ideal combination of quiet inner city location and exceptional apartment quality.“We believe prospective buyers will be drawn to The One’s proximity to the heart of West End, South Bank and the CBD as much as its superior fittings, stone-appointed kitchens, roof-top pool and recreation area.”It comes to the market as the demand for rentals in the area skyrockets after it recorded the highest ever number of rental bond lodgements earlier this year, according to a report by Broad Property Research & Advisory.The research also found the high level of demand had the knock-on effect of pushing up weekly rents for one-bedroom apartments by an average of $20 per week.“Such strong demand is not surprising given that 59 per cent of households in West End are renting,” states the report.“This is one of the highest proportions of renter households of any suburb in Queensland and suggests there will be strong demand for new apartment product in West End.”The One is earmarked for a parcel on Victoria Street, just 100m from the Brisbane River and 3km from the CBD.It is just metres from the up-and-coming culinary hub of Montague Road and close to West End’s thriving and diverse shopping, dining, entertainment and arts scene centred on nearby Boundary Street.Project manager Michael Sutherland, of PDS Group, said The One’s contemporary open-plan residences and communal facilities will also attract buyers to the eight-level project.“Each apartment will feature 2700mm high ceilings and ‘furnishable’ balconies boasting stunning views to the Brisbane River, CBD and surrounds,” he said.“The rooftop facilities will be a real stand out for the area – a residents-only retreat where you can escape the concrete jungle.”The One’s apartments will be a mix of one- and two-bedroom configurations topped by a three-bedroom penthouse.One-bedroom apartments are priced from $396,000 to $429,000 and measure 56sqm while two-bedroom dwellings start at $560,000 and range in size from 85sqm to 149sqm.The One is the debut development for ForceOne Property Development, associated with Brisbane real estate company ForceOne Realty.A display centre has been established onsite at 89 Victoria St and is open Thursdays 5-7pm, and weekends 10am to noon.
