Sceniq Bilambil Heights Oversubsribed with Enquiries in First Week of Release

Brisbane-based developer SKF Development has witnessed an unprecedented level of interest in its latest residential land release, Sceniq Bilambil Heights. The $59 million project, situated on a 15.8ha site bounded by Walmsleys Road and Stott Street, has garnered nearly 1000 enquiries in the first month since opening for sales.

Eric Zhao, Director of SKF Development, expressed astonishment at the overwhelming demand, stating, "We’ve never before experienced demand like this for a project." The project, consisting of 100 generous, elevated residential homesites with an average size of 1,200sqm and panoramic ocean views for many, has struck a chord with potential buyers.

The Sceniq Bilambil Heights masterplan includes a community park designed by Urbis Landscape Architects, to be completed with the first stage of homesites. The initial release offers 30 homesites priced from $485,000, with an average price of $545,000. Several homesites from the first release have already been secured.

Despite the oversubscription with enquiries, the SKF Development team is actively working through each lead to assist buyers in securing their preferred homesite. The response aligns with the developer's decision to proceed with the project in an undersupplied market.

Research from RPM Group indicates that the greater Bilambil and Bilambil Heights area's population is expected to grow by 80% to over 7,000 by 2041, requiring the construction of 1,299 new dwellings or 72 new homes annually. The strong demand for Sceniq Bilambil Heights validates these growth forecasts.

Early site works are underway, with the first stage comprising 30 lots set for completion by Q4 2024. SKF Development aims to enhance the project's residential amenity through a network of accessible walking paths intersecting at Sceniq Park, fostering an active and connected lifestyle for all residents.

Sceniq Bilambil Heights is strategically located near Terranora Broadwater and Terranora Creek, with easy access to the Scenic to Peninsular Drive Cycleway. The community is just a 10-minute drive from Coolangatta Beach, the southern Gold Coast's retail and restaurant scene, Gold Coast Airport, and the M1 Motorway, providing convenient access to various employment and lifestyle options.
