VIVIR joins village mix at Nundah

NUNDAH’S emergence as a chic urban hotspot has prompted developer Property Solutions to unveil the next offering within its $270 million Circa Nundah Village precinct.The developer has taken the wraps off VIVIR, an eight-level building comprising 54 one, two and three-bedroom apartments.Property Solutions joint managing director Kevin Miller said the sales success of Circa to date had brought forward the impending launch of $23.5 million VIVIR.Mr Miller said the urban rejuvenation of Nundah and its proximity to the CBD and major road infrastructure, public transport and lifestyle facilities had put it on the map for discerning property buyers.“Everything you need is within easy reach,” he said.“That is why Nundah has become enormously popular with high income professionals who are seeking a low maintenance but vibrant lifestyle on the doorstep of the CBD and other employment hubs.“There is also an upsurge of local people looking to downsize out of larger houses without having to leave the area.“These factors have driven demand at Circa Nundah Village and prompted the decision to bring VIVIR to the market.”Property analyst Urbis found a major demographic shift had occurred in Nundah since 2006 with the 20 to 34-year-old age group now accounting for more than a third (36.2 per cent) of the area’s population.“The increasing popularity of Nundah to the Generation Y demographic could be credited to the significant urban renewal activities, including mixed construction of commercial, retail, new apartments, and lifestyle amenities, which further stimulates the rental demand in the suburb,” according to Urbis’s Outlook Nundah.“This demographic trend supports both first home buyer and the rental market within the catchment.”Urbis found that the most significant catalysts for Nundah’s rejuvenation were last year’s completion of the AirportLink, which puts the area just six minutes from the CBD, and the ongoing CIRCA Nundah Village projectKey components of Circa include several residential buildings, a full-line Woolworths supermarket, 11,000sqm of office space occupied by Energex, and an abundance of retail, dining and lifestyle amenities.VIVIR will offer a range of apartment configurations ranging in size from 64 sqm to 140 sqm and priced from $361,500.The building will include ground-floor retail and a residents-only lounge and media room.Property Solutions is a market leader in urban renewal projects across Southeast Queensland and has a workbook of more than 150 completed projects throughout its 20 year history.The group is responsible for a number of Brisbane’s major mixed-use development projects, including the acclaimed Centro on James Street project, the $350 million SW1 development in South Brisbane and more recently The Barracks, a $150 million mixed use and entertainment precinct in Paddington.
