Certainty is the new currency
Welcome to the latest edition of the MediaHunt Newsletter, in our 21st year. While apartment markets across much of the country cool, the Gold Coast continues to write its own story - record project numbers, rising average prices and a new generation of downsizers buying with conviction.
What stands out to me is what buyers are rewarding: certainty. They want to know who is behind a project, who is building it and when it will be delivered. The developers who tell that story clearly and consistently are the ones winning the headlines - and the sales.
Recently, our clients have featured in The Australian’s Mansion, The Australian Financial Review and the Gold Coast Bulletin, to name just a few, alongside two standout launches: the $500m Nalu by Monaco and Niecon’s Reflections on the Broadwater. We love seeing our clients succeed. Thank you for your trust, and enjoy the read.

Big players, big winners
Well-capitalised developers with large balance sheets and locked-in builders are set to be the flag bearers of a resilient Gold Coast apartment market, according to industry experts.
Paradiso Place, Surfers Paradise North - SPG Land
With a record 82 cranes on the skyline and migration running at around 15,000 people a year since the pandemic, the Coast has become one of Australia’s most exclusive luxury apartment markets. Ultra-luxury penthouses are now trading above $30 million.
The pivot favours the big players. SPG Land reports more than $100 million in sales at its $1.5 billion Paradiso Place, which it puts down to a ‘flight to quality’. Central Equity has teamed with Multiplex on Palmera ($400m+ sold), and MRCB has locked in builders for the $500m Vista and $200m Maris.

With Olympic infrastructure set to compete for trades ahead of 2032, projects with construction underway, finance approved and an established builder appointed are expected to command a premium.

One of the most anticipated beachfront launches of the year is here. Nalu by Monaco brings a $500 million collection of residences to 122 Marine Parade, Miami - on the sand between the Coast’s millionaire’s row of Hedges Avenue and Burleigh Heads.
Sweeping, wave-like balconies wrap two low-rise pavilions set in tropical gardens, with a resort pool looking straight out to the surf. Inside, floor-to-ceiling glass, natural stone and soft coastal tones frame uninterrupted ocean views.
At the heart of Nalu’s extensive resident amenity is a world-class bathhouse and wellness offering, with a thermal mineral pool, two cold plunges, a snow room, sauna, steam room and red-light therapy suite. Residences range from 237sqm to the largest homes of more than 1,400sqm, with layouts designed for everyday living, entertaining and visiting family.
Nalu is squarely aimed at the cohort driving the luxury market: well-heeled downsizers who want to stay on the beach they love. With penthouses priced between $27.5 million and $32 million, it joins Glasshouse and ONE Burleigh - both $25 million-plus penthouse sales - at the very top of the Gold Coast market.
| “ | This is a project we want to stand the test of time. Every decision, from the scale and architecture to the landscaping, wellness and amenity, has been considered around how people will live here, both now and well into the future. Jonathan Grasso · Co-founder, Monaco |

21 years of telling the Gold Coast’s story
This year MediaHunt turned 21. Founded in 2005 by journalist Steve Hunt and advertising executive Estelle Hunt, the family-owned agency has grown into Australia’s leading media agency for the property and development industry - today managing active client projects worth more than $20 billion across Australia, with work extending to New Zealand.
We marked the milestone at the Kirra Beach Hotel with clients, industry leaders and media friends, including Geoff Chambers of The Australian, Peter Gleeson and Greg Stolz. The night also unveiled a refreshed brand built around three words that sum up how we work: Make it matter.

Reflections on the Broadwater
Niecon brings a new kind of calm to the Broadwater’s quiet northern shore.
Gold Coast family developer Niecon has launched Reflections on the Broadwater, a new $168m residential tower at 410–412 Marine Parade, Biggera Waters - set behind a line of Norfolk pines with the still water of the Broadwater at its front door.
Led by the Nikiforides brothers, Niecon has built its name on what it calls ‘creating lifespaces’: homes designed around how people actually live. Reflections carries that thinking through every level, from curved glass balconies looking across to South Stradbroke Island to a resort-style pool deck framed by the pines.

The Gold Coast’s golden era
Matt George · Urban Activation
Each issue, we bring you the perspective of one of the leading voices in our industry. In this edition, Matt George, head of one of Australia’s leading project marketing companies, on why the flight to quality is underway.
“There’s no doubt that buyers are gravitating to projects that are being undertaken by proven industry players. They want certainty. The property market always has cycles, but the larger well-capitalised developers tend to apply a long-term approach to projects.
“The apartment market is underpinned by a growing cohort of downsizers, strong migration and empty nesters, many of whom are selling their homes unencumbered to move into apartments and are not impacted by interest rate increases.
“The big players are certainly positioning themselves to take advantage of the next few years, where the Gold Coast’s population is expected to reach more than one million people.”
