WELLNESS TAKES SHAPE IN RAINBOW BAY
Leading the luxury renaissance of Rainbow Bay is S&S Projects, as it officially tops out at its $160 million development, Esprit, which will showcase the Gold Coast’s first-ever residents’ only wellness rooftop and recreation area, Club Esprit.
Designed by Cottee Parker Architects, Esprit will set the benchmark for wellness-focused amenities on the Gold Coast, offering a remarkable 1,000 square metres of exclusive rooftop space dedicated to residents’ wellbeing and recreation, underscoring S&S’s commitment to delivering an indulgent restorative lifestyle rooted in enjoyment.

Located at 217-227 Boundary Street, Esprit comprises 94 apartments, in two- and three-bedroom layouts, across two interconnected buildings.
‘Club Esprit’ will span more than 1,000 square metres and encompass every wellness and recreational amenity for the ultimate lifestyle balance.
It will provide an elite-athlete standard of physical and mental rejuvenation, with a fully equipped gym, yoga lawn, private remedial treatment room, ice bath, infrared sauna, steam rooms, 25-metre lap pool and poolside cabanas.
The wellness amenity is balanced by an expansive recreational space, including a children’s lawn with modern play equipment, a private dining room, private terraces, BBQ areas and an outdoor cinema.

Mr Gedoun has emerged as the renaissance man of Rainbow Bay, reinvigorating the beachfront residential enclave with its Rainbow Bay debut in 2021, Flow Residence, which became one of Australia’s best-selling beachfront projects.
The Gold Coast-based company followed up with Awaken Residences, which set a record penthouse sale price of $8.15 million in 2022 for the Coolangatta area, before embarking on Esprit.
Construction of Esprit is being undertaken by Queensland’s leading building group, Hutchinson Builders, with the project set to be completed by early 2026.
