$200M Surfers Paradise project secures green light advancing developer’s Gold Coast pipeline

Bastion Group is all systems go, having now secured development approval from the Gold Coast City Council for its $200 million residential project, Surfer, marking the next phase of the group’s $500 million expansion across the Gold Coast.

Now approved, the project will rise at 27 Vista Street in Surfers Paradise, positioning Bastion to deliver a new mixed-use offering within one of the city’s most tightly held precincts.

Offering 25 residential and 75 short-term stays, Surfer will be complemented by a downstairs retail precinct and signature restaurant, creating a vibrant destination designed to contribute to the area’s growing lifestyle and tourism offering.

The approval follows Bastion’s continued momentum in the local market, with its recently launched The Residences and its $184 million Nera in nearby Chevron Island, which achieved a record-breaking penthouse sale for $11.5 million.

Bastion Group CEO Alex Wood said the approval provided confidence to move forward in a market where well-located sites remain scarce.

“Securing approval for Surfer is a significant step forward for the project and reflects the continued confidence in the Gold Coast market,” said Mr Wood.

“Surfers Paradise remains one of Australia’s most recognisable lifestyle destinations, and we’re seeing sustained demand for well-designed apartments in central locations with strong amenity and connectivity.

“This project responds directly to that demand, delivering a considered, design-led product in a location where new supply remains limited.”

Designed by Studio Snell, Surfer will be a 30-storey tower with 25 residential and 75 short-stay residences, targeting a broad buyer profile including owner-occupiers, investors and younger buyers seeking proximity to lifestyle and transport infrastructure.

Drawing inspiration from a stack of surfboards, Surfer’s architecture takes a bold departure from the conventional residential towers seen on the Gold Coast.

Located just moments from the beachfront and the G: link light rail, the project sits within walking distance of Northcliff Surf Club, as well as Surfers Paradise’s retail, dining and entertainment precinct.

The development will incorporate an array of amenities, including an EMF gym, pool, private spa and plunge pool, as well as an owners’ lounge.

Notably, Bastion has partnered with two of Australia’s emerging surf talents, Dane Henry and Milla Coco Brown, to work closely with Bastion’s design and development teams, providing creative input on lifestyle considerations to create a tower born from surf culture and coastal life.

Construction is slated to begin in Q1 2027, with Bastion’s in-house construction arm, Bastion Built.

Mr Wood said the integrated development and construction model continued to underpin the group’s delivery capability.

“Having an in-house construction arm allows us to maintain quality control, respond efficiently during delivery, and ensure consistency across our projects,” he said.

Surfer will be managed by Bastion Living upon completion, reinforcing the group’s end-to-end approach across development, construction and asset management.

The approval adds to Bastion’s growing pipeline of projects across South East Queensland, as the group continues to expand its presence in key lifestyle markets.
