Record $7.4M Off-Market Sale at Flow Residences Highlights Rainbow Bay’s Allure

 

Rainbow Bay’s growing status as one of Australia’s premier beachfront enclaves has been showcased with the sale of a residence in the ultra-luxury Flow apartments overlooking Snapper Rocks for $7.4 million.

The seventh-floor apartment originally sold off-the-plan in 2020 for $3,270,000 when it was launched to the market by developer Paul Gedoun’s S&S Projects .

Flow – the first of Gedoun’s four luxury apartment projects transforming the tightly held southern Gold Coast precinct – was completed three years ago.

A local family has paid $7.4m in an off-market deal for the residence, which comprises 187 square metres of internal space and a 54m balcony with sweeping views over Froggies Beach and the famed Snapper Rocks surf break.

The sale – representing a square metre rate in excess of $30,000 – was negotiated by Kerry Pezet of leading Gold Coast agency, Pezet Matheson.

Mrs Pezet said the sale underscored the intense demand for premium beachfront property in one of Australia’s most sought-after coastal enclaves.

“The sale and highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available,” said Mrs Pezet.

“Flow is one of the Gold Coast’s most tightly held buildings. Buyers from our databases  move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre.”

Positioned on one of the country’s most desirable beachfront sites, Flow Residences has sweeping views across the Pacific Ocean to Surfers Paradise and beyond.

 The sold residence comprises features three bedrooms, three bathrooms, an additional powder room, and exceptional craftsmanship with high-end finishes throughout.

Flow Residences was the first completed development in the transformational four-building collection delivered by S&S Projects.

Since completion, it has become one of the southern Gold Coast’s most tightly held and prestigious residential addresses.
