Pikos Group lodges plans for landmark $850m lifestyle project in Newstead with a unique twist on inner-city living

Pikos Group has unveiled plans for a $850 million mixed‑use development that will transform an amalgamated industrial holding in Newstead into Brisbane’s newest lifestyle precinct and provide a unique twist on inner-city living.

The project, bounded by Waterloo, Byres and Gordon streets, will be a major addition to Pikos Group’s growing inner‑city portfolio and represents the next major catalyst in the ongoing revitalisation of Newstead.

Designed by Plus Studio, the master plan comprises a 34-storey residential tower set across three lots totalling 2,346sqm, secured by Pikos in 2025. Subject to approval, the tower will deliver 305 apartments, with 496sqm of ground-level retail, commercial and wellness space designed to accommodate cafés, restaurants and wellness operators.

Two levels of the tower are entirely devoted to a flexible pied-à-terre apartment concept, giving owners the choice to live permanently or use the space during the week or weekends for work, shopping, special events or the emerging nightlife of the precinct. This provides the ultimate choice for multi-generational living or investor-minded individuals to adapt to different stages of life.

“Newstead has undergone a marked shift over the past decade, evolving into one of Brisbane’s most desirable lifestyle precincts, supported by its proximity to the CBD, the Brisbane River and neighbouring amenity in Teneriffe and Fortitude Valley,” said Mr Pikos.

“This development is designed to meet a high-demand market that is underserviced by the range of residential offerings we are creating.”

Mr Pikos said the introduction of pied‑à‑terre apartments was a deliberate response to changing buyer behaviour and the evolving needs of inner‑city residents.

“Newstead has become one of Brisbane’s most desirable lifestyle suburbs, but it’s also a market where many buyers are looking for flexibility,” he said.

“The pied‑à‑terre apartments give people a way to live in Newstead without the commitment of a large residence. They’re beautifully designed, efficient and attainable, and they open the door for professionals, downsizers, interstate travellers and those who want a city base during the week.

“We see these apartments as an important addition to the precinct because they broaden accessibility and reflect how people increasingly want to live - close to work, close to entertainment and close to the river.”

Residents will enjoy a generous rooftop recreation level with a 25-metre lap pool and plunge pool and spa accompanied by daybeds, landscaped mediterranean gardens, a barbecue/pizza terrace, teppanyaki terrace, olive court and outdoor relaxation zones. The rooftop also includes a sauna and steam room, private dining rooms and a resident’s lounge.

Level five is devoted to a separate range of residents’ amenities including gym, wellness and work from home spaces, as well as a cinema, multi-court facilities, a games/function room and communal lounge.

The design draws on the vertical rhythm and tapered proportions of a champagne flute for the podium façade, while the tower above is broken into a series of vertical “towerettes” that reduce the perceived bulk of the building and sharpen its silhouette against the skyline. The palette of concrete, battens and performance glazing is designed to maximise views to the Brisbane River and city.

The latest proposal comes on the heels of Pikos Group completing the landmark $360 million SKYE by Pikos development at Kangaroo Point earlier this year and as construction progresses on the $700 million GAIA, a wellness‑focused residential community also at Kangaroo Point.

Together, these projects demonstrate Pikos Group’s evolution from conventional apartment delivery to crafting experience‑driven residential environments that prioritise lifestyle, wellbeing and design excellence.

Pikos Group, which has delivered more than 65 projects over the past three decades, currently has more than $1.5 billion in high-end residential projects under construction or in planning, including the wellness-focused GAIA community at Kangaroo Point.
